Planned Maintenance Contracts

All mechanical equipment requires periodic maintenance if it is to perform at it’s best.

Many building owners realize that it is better to schedule regular maintenance than put up with the inconvenience and cost of an essential part of their plumbing and heating system failing at an inconvenient moment.

Our planned maintenance service includes the following elements:

  1. We will put together an inventory of your mechanical equipment and evaluate the maintenance needs of each piece.
  2. We will customize a service agreement to meet your specific needs. This will ensure your plumbing and HVAC system is regularly maintained in accordance with manufacturers’ recommendations.
  3. We will schedule repairs as required to equipment and provide you with top-quality emergency service in the event the unexpected occurs.

In addition to offering planned maintenance contracts to commercial customers, we also offer residential service contracts. Among the things we recommend for regular maintenance are:

  • Plumbing System – Checking fixtures and piping for leaks and correct operation. Ensuring shut off valves work and lubricating valve stems.
  • Water heaters – Flushing out sediment, changing the anode rod and servicing the burner and associated gas components, including checking venting.
  • Forced-Air Furnace – Checking fan blower wheel, motor, belts and pulleys, gas components including safety devices and heat exchanger. Changing filters, cleaning plenum, checking wiring and thermostat operation, inspecting combustion air and venting.
  • Boiler Systems – Checking and cleaning burner and gas controls including safety devices. Checking and lubricating pumps, inspecting expansion tank, low water cut-off and other devices for correct operation. Inspecting chimney venting and combustion air and adjusting pilot burner.
  • Heat Recovery Ventilators – Inspecting unit, cleaning filters and plenum and checking operating controls.
  • Air-Conditioning – Check for leaking refrigerant and correct charge, clean both coils and check clearances around outside condensing unit, checking condensate drain and repair as required.
